1. Acceptance of Terms

By accessing and using the services provided by LM Property Group ("Company," "we," "us," or "our"), you agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use our services.

2. Services Provided

LM Property Group provides two main service divisions:

  • Construction Services: General contracting, remodeling, renovations, tenant fit-outs, maintenance, and related construction services.
  • Property Management Services: Full-service property management including rent collection, tenant communication, maintenance coordination, vendor management, and owner reporting.

3. Service Agreements

All construction and property management services are subject to individual written agreements between the Company and the client. These agreements will specify the scope of work, pricing, timelines, and other relevant terms. In the event of any conflict between these Terms of Service and an individual service agreement, the individual service agreement shall prevail.

4. Payment Terms

Payment terms will be specified in individual service agreements. Unless otherwise agreed in writing, payment is due upon completion of services or according to the payment schedule outlined in the service agreement. Late payments may be subject to interest charges and may result in suspension of services.

5. Cancellations and Refunds

Cancellation policies will be outlined in individual service agreements. Construction projects may require advance notice for cancellation, and completed work or materials purchased will be billed accordingly. Property management agreements typically require 30-60 days notice for termination.

6. Warranties and Liability

We stand behind our work and provide warranties as specified in individual service agreements. Our liability is limited to the scope defined in those agreements. We maintain appropriate insurance coverage for our operations and work with licensed and insured trade professionals.

7. Client Responsibilities

Clients are responsible for:

  • Providing accurate and complete information about properties and projects
  • Granting necessary access to properties for services to be performed
  • Obtaining required permits and approvals (unless otherwise specified in service agreements)
  • Making timely payments according to agreed-upon terms
  • Communicating any concerns or issues promptly

8. Intellectual Property

All content on this website, including text, graphics, logos, and images, is the property of LM Property Group or its content suppliers and is protected by applicable copyright and trademark laws.

9. Limitation of Liability

To the fullest extent permitted by law, LM Property Group shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or relating to our services. Our total liability for any claim shall not exceed the amount paid for the specific service giving rise to the claim.

10. Dispute Resolution

Any disputes arising from our services will first be addressed through good-faith negotiation. If resolution cannot be achieved, disputes may be subject to mediation or arbitration as specified in individual service agreements.

11. Modifications to Terms

We reserve the right to modify these Terms of Service at any time. Changes will be effective immediately upon posting to our website. Continued use of our services following any changes constitutes acceptance of the modified terms.

12. Governing Law

These Terms of Service shall be governed by and construed in accordance with the laws of the State of Connecticut, without regard to its conflict of law provisions.
